2 nights minimum stay
Stay in a 1900’s town house at the waterside with a private bathroom, kitchenette, balcony and spacious roof terrace with stunning views over the city and De Zilveren Schaats nature area. Enjoy the historic city with the famous Dom Tower and wharf cellars, the nearby Wilhelmina Park, the many excellent restaurants or bars in the area. Alternatively, you can take a swim or step into a rental canoe or motorboat right from our jetty.
Enjoy a scrumptious breakfast of eggs, fresh fruit, bread rolls, cereals, fresh orange juice and coffee or tea. Breakfast is available downstairs around 8.00 to 10.30 for €12,50 per person. If you’re an early bird or day sleeper, we will do our best to accommodate you, as well. If you prefer a gluten free, lactose free, vegetarian or vegan breakfast, please let us know before 3 pm. Alternatively, you can make your own breakfast in your private kitchenette or eat out at one of the nearby places.
The bed is 200 x 160 cm and has an adaptable mattress developed by Delft University. It has won many awards for best mattress in 2023. Check out the Mattsleeps.com booklet in your night stand on how to adjust the mattress if you like.
We are a family run B&B with one room only. This means we will be there for you if you need us. Yet, we fully respect the privacy of your own room, rooftop terrace and guest bathroom.
Being in a University city, Rooftop View has drawn a lot of researchers, guest lecturers and students who have worked at this tiny desk with free coffee and tea facilities.
There's a little corner for whatever you're up to and a balcony behind the round rattan chair.

Unfortunately, we are not wheelchair accessible, but we will help you carry your luggage two floors up.
We (Klaas, Renee, and the children) live here too, but are generally considered friendly.
There's a rain shower, a hand shower and a water saving tap that you can turn further if you really need a thorough soaking.
For environmental reasons, we don't provide the cute single use hotel bottles. We do offer cruelty free shampoo and organic soaps.
There's a hairdryer too.
There are blankets in the cupboard to keep you warm and a rechargeable lantern by your bedside that you can take upstairs.
The trees from the Wilhelminapark are only a 3 minutes walk away.
Please, bring your own drinks and snacks.
Your kitchenette is equipped with a microwave, electric cooking pots and crockery. Just browse through the cupboard to find something you may wish to use.
There's a washing machine, dryer, drying racks and detergent that you're free to use.
For your quick vitamin D fix just step through your balcony door. There's an ash tray behind the curtain by the way.
We're located in Utrecht East, a popular neighbourhood built in the 1900's. The most beautiful park in Utrecht is just 3 walking minutes away.
From a snackbar to fine dining. It can all be found within 5 minutes walking distance.
Walk the 350 km Waterliniepad behind Rooftop View or explore by canoe. The story of the military defence line is told by the water, fortresses and bunkers along your way. We’re on the 23 km stretch from Groenekan to Vreeswijk. The embankments where the canons stood can still be seen from our roof.

No cash? No worries. There is a card machine for card or contactless payment.
You can paddle away for €10 per day and explore the canals in the old city or go the other way and enjoy nature. To make life easy, the canoe is in the back garden.

All energy in this facility is 100% solar powered. The gas used for cooking is CO2 compensated for. The house has double glazing and the sheets and towels are made of ‘better initiative’ or organic cotton. Where possible we use eco friendly cleaning detergents. You have the possibility to contribute in keeping our planet healthy by recycling your waste. Thank you for your help.

Yes, you can take bus 8, direction Wilhelminapark from Utrecht CS. Follow the signs to bus terminal D2 downstairs. Exit at bus stop De Hoogstraat (13 stops/18 minutes). Walk 200 meters.
To go the city centre, take bus 8 from De Hoogstraat towards Utrecht CS and hop off at Janskerkhof (9 stops, 15 minutes).
You can pay with your bank card in the bus.
Parking in Utrecht is very expensive. We recommend making use of public transport.
Street parking costs €5 per hour between 9.00-21.00 hours. A day card costs €35,15 and is only valid on the day that it is bought!
There is a parking garage at 30 minutes walking distance or a 30 minutes bus ride. P+R Science Park costs €7,00 per 24 hours of which €2,50 for parking and €4.50 for public transport. Start out by taking bus 28 towards Vleuterweide (11 minutes), exit at Oorsprongark. Transfer to bus 8 towards Lunetten 50 meters round the corner (3 minute ride), exit at Dillenburgstraat. Walk 210 meters. A taxi from Bolt via their app will take 10 minutes and costs around €12.
